Where is this service available?
At present we are only offering this service in Edinburgh. However, please let us know what your situation is and we will see how we can help.
What services are available?
Whatever you do not have time to do and anything within reason! For example:
We can clean your windows, car and property.
We can go shopping for you, this could be filling your fridge with essentials or flowers and a special tipple for a special occasion.
We can wait for trade people to carry out repairs or receive deliveries.
We can organize and forward on your mail to your correspondence address.
We can walk your dog, feed your cat.
We can take your glasses or shoes for repair, or even collect your dry cleaning. [Repair and dry cleaning charges not included.]
How much does this service cost?
You buy time credits (available in 1-hour credits) in advance and we deduct the time taken for the tasks/chores you instruct from your time balance.
Our standard rate is £17.50+VAT per 1-hour time credit.
We offer a discounted rate of £150+VAT for a 10-hour time credit.
Some purchases may require advance payment.
Please note that car detailing and valeting is charged at a different rate, and varies per vehicle. Please call for a quotation.
Tenant Questions:
What is the next step for renting a property with Extra Mile Letting?

When do viewings take place?
This varies by property. We endeavor to be as flexible as possible. Please call 0131 5567814 to arrange a viewing.
What references do I need?
We require four references per applicant: previous landlord, character, employment and a bank reference. If you are unable to supply an employment reference a UK-based guarantor will be required. Once all references are returned, a decision will be made and an entry date agreed. Applicants are also required to provide photographic proof of identification official confirmation of their National Insurance number.
How are my referees contacted?
Your referees will be contacted by e-mail and/or telephone where possible. If you are unable to provide an e-mail address or telephone number then a written request will be sent by fax or post.
Please ensure that your employer and/or human resources department are aware that a member of staff from Extra Mile Letting and/or a reference checker from Endsleigh will be in contact to confirm your employment details and salary.
You will not be able to move in to the property until all of your references have been received and confirmed.
How long will the application process take?
We aim to process all applications as quickly as possible and to issue a decision as quickly as possible. However the exact timeframe is dependent on receiving all required information from you and on the speed of response of your referees.
What is the length of the lease?
For long-term lets, the initial short assured tenancy will be for a minimum of 6 months (for some properties it may be longer).
Holiday and Festival lets vary, with a 1-week minimum term.
Is it possible to pay less of a deposit than that specified in the property schedule/advert?
No.
What happens if I need to move out before the end date in my tenancy agreement?
Legally, you can be held responsible for rental payments and bills (as applicable) for the full term of your tenancy agreement even if you decide to move out before the end date. It may be possible to reach a mutual agreement with the landlord to move out and to end your financial responsibilities before the end of your tenancy agreement but this is not guaranteed and must be arranged in writing, through us, on a case-by-case basis.
What happens if I do not pay my rent?
Your rent must be paid on time. Late payment will result in issue of a late payment letter and you will incur an administration fee for issue of this late payment letter. If your rent continues to be unpaid your landlord may take action to regain possession of the property. The landlord may also decide to take legal action against you to recover the monies owed. If you are having trouble paying your rent for any reason please contact us immediately.
